Project Overview

Cimarron Pointe is a modern commercial development located in the desert climate of El Paso, Texas. The architectural vision called for a material that would elevate the project visually while withstanding intense sun exposure, heat, and long-term environmental stress.

The design team at Root Architects, sought a maintenance-free woodgrain soffit solution that could transform expansive overhangs into a defining architectural feature. A key design goal was to create a continuous ceiling plane, allowing the soffit material to flow seamlessly from interior spaces to exterior overhangs.

SAGIPER NORTH AMERICA worked directly with the architect beginning in 2020 to develop a solution that balanced visual warmth, durability, and constructability.

Design Collaboration & Project Timeline

SAGIPER was engaged early in the design process, collaborating directly with Root Architects to evaluate profiles, finishes, and panel lengths that would support the project’s architectural intent. Discussions focused on maintaining visual continuity, minimizing joints, and ensuring the material would perform reliably in a desert environment.

By utilizing custom-length panels, the design team was able to preserve long, uninterrupted runs across large soffit areas while simplifying installation.

The Challenge 1

Maintenance-Free Performance in a Desert Climate

The El Paso environment presents challenges related to high heat, UV exposure, and long-term material degradation. Natural wood soffits were considered but dismissed due to ongoing maintenance and color stability concerns.

The Solution

SAGIREV™ 6” V-Groove soffit panels were selected for their UV-stable, realistic woodgrain finish, delivering the warmth of wood without the need for sealing, staining, or refinishing. The REF 82 Desert Oak finish complemented the surrounding landscape while maintaining long-term visual consistency.

Achieving Interior-to-Exterior Visual Continuity

A primary design objective was to run the soffit material from interior ceiling spaces through to exterior overhangs without visual breaks.
